What HomeClarity is
A general educational tool. It takes assumptions that you supply and arranges them so you can see the consequences more clearly, and it suggests questions worth asking. That is the entire scope.
What HomeClarity is not
- Not mortgage approval. Nothing here is a pre-approval, a rate offer, a lending decision, or any indication that a lender will approve you for anything.
- Not professional advice. Nothing here is legal, tax, accounting, appraisal, insurance, investment, financial planning or real estate advice, and using it does not create a professional relationship of any kind.
- Not a valuation. HomeClarity does not appraise property, estimate market value, or tell you what a home is worth.
- Not a listing service. HomeClarity does not connect to, license, index or reproduce data from MLS systems, REALTOR.ca, Zillow, Redfin, HouseSigma or any other listing platform, and holds no affiliation with or endorsement from any real estate board or association.
- Not an inspection. It does not assess the physical condition, safety or code compliance of any building.
- Not a rating of places or people. It makes no claims about neighbourhood safety, crime, school quality, or the desirability of any community.
About the estimates
Every number this site produces is an arithmetic consequence of the figures you entered. It is only as accurate as those figures. Real property taxes, insurance premiums, condo or strata fees, utility costs, interest rates and repair costs all vary by location, by property, by insurer and over time, and they change after you buy.
The maintenance reserve is a planning assumption you choose. It is not a prediction about any specific home, and a home with older systems can cost considerably more than any percentage rule suggests.
Mortgage payments are calculated with the standard level-payment amortization formula, using either semi-annual compounding (the Canadian convention for fixed-rate mortgages) or monthly compounding, as you select. Real lender quotes may differ, and this calculation excludes mortgage default insurance premiums, land transfer taxes, legal fees and closing costs.
Verify before you act
Do not make an offer, sign an agreement, waive a condition or commit money based on anything you read here. Confirm the specifics with a qualified mortgage professional, lawyer or notary, home inspector, insurance broker, accountant and licensed real estate representative in your own jurisdiction.

This site is provided as-is, without warranty, and to the extent permitted by law no liability is accepted for decisions made in reliance on it. The tools described here are in development. Features, scope, names and timing may change, and nothing on this site is a commitment to release any particular tool, on any particular date, at any particular price.

HomeClarity is built by Nicole Andrea Spencer, who is the accountable product and content owner. See the privacy page for how the site handles information, which is by not collecting any.
